Decking

The plan began with a survey of the existing property to see how much space we were able to work with from the front of the house to the property line. It was determined that the furthest length that was usable was 11’ from the exterior of the house so the plan was changed to use more space horizontally along the front of the residence. Both the front door and the 3 windows in the LR were in need of replacement. Point Judith Peaks proposed to remove both units and install a four panel 14’ Pella sliding glass door to replace both, thus opening the space from the original living room to the covered new space.  The owners wanted to be reminiscent of the house he grew up in and include a perimeter bench in lieu of railings on the stepped down open deck area.

The upper deck was finished with 2 solar activated skylights to incorporate the rebate for Energy Tax Credit while adding additional natural light. The ceiling was finished in T&G pine.

To further finish the look on the exterior of the house, the garage door was removed and a 2 panel Pella sliding glass.
